Amy & Lourdes's Listing System After your initial call to us there are 21 steps we take in order to get your home sold promptly and for top dollar. *Research and prepare a Comparative Market Analysis. *Meet with you and discuss our findings from our report, discuss your goals, price your property right and tour your home. *Take pictures to post on the Internet and to use for advertising. *Have you sign the Listing Agreement and Seller's Property Disclosure Statement. *Give advice on how to showcase your home for today's market. *Develop a custom marketing plan for your home. *Place a "For Sale" sign on your property and place a lockbox on your door. *Place your home on the Thomasville Area Board of Realtors multiple listing service. *Write eye catching ads about your property to place in the local newspaper, Homes & Land Magazine, The Tallahassee Real Estate Book, CNS Real Estate Channel, and other media depending on the uniqueness of the property being listed (Commercial, Acreage, Farm land and etc.). *Advertise on different websites including: yourthomasvillerealtors.com, rosecityrealty.com, Realtor.com, Zillow.com and Propbot.com. *Print fliers to place in front of your home by the sign. *Fax and/or Email local and surrounding areas Real Estate agencies and their agents about our new listing. *Directly contact Prospective Buyers. *Internal marketing: Fully brief all Rose City Realtors about the new listing and preview your home. *Host a "Realtor Open House" and invite all area Realtors. *At your discretion, have an Open House for the public. *Regularly check on your home if it is vacant and keep in close contact with you. *Give you reports on the marketing process and keep you informed after showings. *When an offer is made on your property we present and review it with you, so that you may make an educated decision. We will prepare and guide you through any "counter offers" as needed. *To make sure everything runs smoothly from the time an offer is accepted, we keep in touch with the Buyer's Agent, Lawyers and Financial Institution to make sure all the terms of the contract are met. *On the day of the closing, Amy or Lourdes will be there with you for support and to represent you. *Most important, Amy & Lourdes, are always readily available to answer any questions and help you out in any way possible to make selling your home a good and exciting experience. In today's market and times it pays to hire Amy and Lourdes to do all the work for you. Your home receives more exposure to Buyers with our professional marketing. For safety reasons we make copies of Driver's Licenses before showing a home to a prospect. You do not want to open your home to a stranger.
